Maximum Annual Rent Increase

Chapter 5: The current maximum allowable increase for Chapter 5 tenants is 3.07%. Click here to obtain a detailed description on how the increase is calculated.

Chapter 6: The current maximum allowable increase is 3.1%. This number is updated effective June 12th of every year. Click here to obtain a detailed description on how the increase is calculated.

Landlords must give tenants at least 30 days’ notice of a rent increase (Civil Code Section 827b). They may only raise the rent once in any 12-month period.

Refuse fee surcharge and water service penalty surcharges may be passed through to tenants in addition to the permitted annual adjustment.

Should a housing provider believe he/she cannot receive a fair and just return from his or her property with the annual permitted increase, he/she may apply for a rent adjustment.  Click here to find the Application for Rent Adjustment. Please contact staff for more information.
