General Plan Land Use Designations
The City of Beverly Hills General Plan provides base information on how each property in the city can be used. The uses and building densities defined in the General Plan are further refined, and specific development requiremens are given in the City's Zoning Code.
Zoning Code
The Zoning Code implements the general plan. The City's Zoning Code (also known at the "Zoning Ordinance") implements the general plan by providing the specific uses allowed and specific development and design requirements for each property in the City. The Community Development Division administers the City’s Zoning Code which can be found in the City's Municipal Code Book, Title 10, Chapter 3.
Contact the department, or visit the City's Permit Center with questions on specific uses and development requirements. The department is also available to answer questions on the development review, and permitting processes.
The Planning Division in the Community Development takes the lead on reviewing new development projects and renovations. Zoning Map
The Zoning Map shows how the City is divided up into seperate and distinct "Zoning Districts", "Zoning Overlays" and "Specific Plans". What can be built, and how properties can be used under these three types of land use control is defined in the City's Municipal Code, in Chapter 10, Title 3. Specific information on what sort of buildings can be constructed includes how tall buildings can be, how close a building can be to property lines, how many buildings can be constructed on each property, what amount of parking must be provided on the property for specific uses, and all other aspects of constuction and use of property in the City.

Height Districts Map
The City's Height District Map sets height limits for new buildings in the multi-family sections of the City.

Multi-Family Residential Unit Density Map
The City's Multi-Family Residential Unit Density Map locates each multi-family property into one of the three residential unit density categories. Specific formulas are given in the City's Municipal Code for calculating the maximum number of apartments or condominums that can be built on each multi-family property based on the categories presented in this map.

Pedestrian-Oriented Zone
The pedestrian-oriented zone provides specific restrictions for use of the first floor by certain businesses, and provides certain requirements of new development and renovations in order to maintain and expand on the zone's appeal to window shopping and walking.
