Restaurant Use

Looking to open a restaurant in Beverly Hills? Here’s what you need to know.

The Restaurant Development Review Process

A streamlined process was created to expedite the review and permit approvals of restaurant developments.  This new process relies on the owner’s ability to provide information and present complete documentation to ensure the City review can be expedited.

The first thing to do is to check the Zoning regulations of your property by visiting "Property and Zoning Information" page

If you have questions about a specific property, please call our Department hotline at (310) 285-1141.

Please note the City does not regulate alcohol sales through "Conditional Use Permits", but all approvals must be obtained through the California Department of Alcoholic Beverage Control.

Any façade remodels or signage related to restaurants will require Architectural Review. For more information, please visit "Architectural Review" page.

Open air dining establishments are subject to additional guidelines and regulations. Visit the Open Air Dining page for details.

FIRE PREVENTION PLAN REVIEW

All new and modifications to existing fire alarm or fire sprinkler systems require a plan review by the Fire Department. The process is simple:

  1. Complete a Plan Review & Permit Application
  2. Submit your application to the City of Beverly Hills Community Development Department via email to cdpermits@beverlyhills.org and ask for electronic plan review services.
  3. The City will process your application within 48 hours and notify you of payment balances and other required information.

Over the counter plan review appointments can be scheduled by calling (310) 281-2716.

Need more information on electronic plan review services? You may visit www.beverlyhills.org/eplan.

Online payments can be accommodated with an account established at the time of application processing, by logging into the online self services CitySmart System.

Health Department Approval

Los Angeles County Health Department is required to approve plans before the City of Beverly Hills can review and approve plans. This is the agency that also provides the

final health inspection and approval before the City of Beverly Hills performs the final inspection for project completion.
