Historic Incentives Permit

The Historic Incentives Permit would allow the Planning Commission to modify development standards that would otherwise apply to all types of historic properties, including single-family residential, multi-family residential, and commercial. Types of incentives include waivers from any number of zoning regulations based on the needs of each project, considered on a case-by-case basis by discretionary review. A prerequisite requires that the property be a designated historic landmark. 

Special permits can be issued to allow for modifications of a specified list of regulations, including, but not limited to: height, stories, parking, floor area, setbacks, accessory dwelling units, fence heights, slope regulations, as well as use variations to encourage adaptive reuse.
