In accordance with Assembly Bill 2234, the following information is provided in an effort to streamline the submittal and review process for post-entitlement phase permits.
building Permits & Requirements
A Building Permit is required for all projects that involve alteration of structures, in whole or in part, including, but not limited to, any Architectural, Landscape, Demolition, or Temporary Facilities. The City of Beverly Hills Community Development Department has a comprehensive list of all submittal items required for Accessory Dwelling Units, Single-Family Dwelling, Multi-Family Residential, Townhome, Mixed-Use and Duplex projects. Below please find the most applicable requirements for private developments, however it is recommended to have a pre-submittal consultation with City staff to determine the most precise list of requirements for your project, you can call 310-285-1141 to make an appointment. The requirements include but are not limited to the following:
- Complete structural plans, sections, details, and specifications.
- Complete architectural plans, sections, elevations, details, specifications, and view preservation analysis as applicable.
- Complete plans, details, sections, and calculations for mechanical, electrical, and plumbing work.
- Complete off-site improvement plans, sections, details, and calculations
- Complete plans, details, sections, and calculations for all fire permits including but not limited to fire sprinklers, fire alarms, medical gas, etc.
- Complete survey plan (boundary, topographic, and architectural survey).
- Complete grading plans, sections, details, and calculation.
- Complete temporary and/or permanent shoring plans, sections, details, and calculation.
- Complete structural calculation for each building and structure for both gravity and lateral loads.
- Complete geotechnical/soils report.
- Complete T-24 Energy calculation and report.
- Complete landscaping plans including water-efficient landscaping plans and calculation.
- Completion and approval of site-specific seismic fault investigation.
- Complete construction management plan including all the details showing the logistics on how the project will be constructed (i.e., traffic control plan, public right of way use and corresponding application, heavy haul route, construction hours, mitigation of noise/dust/vibration, crane installation, etc.)
- Other requirements may apply on a case-by-case basis depending on project specific conditions and specific conditions of approval as adopted by City Commission resolutions.
